Dave Fowler & Tom Dubois representing Hancock Land– R10, Lot 26 (25 lot subdivision) Poplar Ridge Road

1.      Call to order: The Site Walk was called to order at 1:00 PM.

2.      Attendance:
PB Members present were Chairman Rick Micklon, Vice Chair Stan Brett, Dan Peaco, Win Webster, Maureen Howard, Alternate Mike McAllister, Recording Secretary – Alternate Shirley Hamilton.

3.      Discussion:

Site Walk was opened by RM and turned over to Dave Fowler for the guided walk
        
        Description of Flags and lots:
        Blue- edges of wetlands
        Pink- corners of lots
        Orange- center of roads

Area of lots 78A and additional land in Reserve is 88A. Same plan as brought before the PB in the past, but some additional roads are shown on today’s plan. (See submitted)

Discussion with fire department on dry hydrant — to be dug out in the area of the wetlands. *deep enough water for the hydrant to function properly.

Lot 12 has some wetland on Ridge Road - Scott Williams: if you have over 10 acres of wetland and over 20,000 acres of impervious area the state regulations kick in. There are 8 acres of Bog and Wetland in this subdivision.

Roads and road access to 121 were discussed.~It was stated that there needs to be a balance between the Otisfield Road Ordinance, the impact on resources and safety issues, the board will need to consider professional input.



4.      Questions by Board and Public:
        
        1. Question on Buffer? Answer- Tom Dubois noted that
           they have to build no closer than 50 ft from the right
           of way- stonewall area.

        2. Question of paving the Poplar Ridge Road? Answer-
           Will follow Otisfield Road Ordinance.

        3. Question of lots?~ Answer- Lot retained with and
           recorded with subdivision plus lot reserved for
           Hancock Land Management, LLC

        4. Question how long is the road through the sub
           division? Answer- 2800 ft is the length of the road.

        5. Question will people buy lots with houses?~
           Answer- People will buy lot and house will be built by owner.
           Deed covenant and restrictions will limit on biggest
           and smallest house and no mobile homes, most likely.
